Piano Casa will be rewritten from the top. It will be a notable step backwards on simple expansion which will be limited, and restoration will be favoured. A further addition to the plan will be to exclude all the centro storico’s (regarding expansion without complete restoration) all non habitative structures – ie commercial premises.

The new version of piano casa will change completely. In first place it will limit the possibliilty to expand buildings already existent, almost certainly it will not be permitted for commercial premises, and include a reduction in the percentage permitted for other buildings, currently 20%. Another hypothesis would be to exclude all expansion for existent buildings.
For reconstruction: it will be encouraged to rebuild with expansion. Why? All the rebuilds will be according to existing laws and vincoli and therefore better than the original building. The reconstruction will be expressly allowed in areas on the fringes of ‘edificabilità’ – manna from heaven for those in areas, say of hydrological risk. In effect the reasoning of the Region is clear – demolition and rebuilding within the law will give the opportunity to requalify and make secure thousands of houses at risk.
